Options for Keeping Your Home and Getting Current
- Repayment Plan: Pay the regular amount plus an extra portion each month until current.
- Forbearance Plan: Temporarily reduce or suspend payments during financial hardship.
- Loan Modification: Adjust interest rate, term, or payment to create affordability.
- Reinstatement: Bring the loan current through one lump-sum payment.
Options that Involve Selling or Transferring the Home
- Short Sale: Sell for less than the balance owed with lender approval.
- Deed in Lieu: Transfer ownership voluntarily to satisfy the debt and avoid foreclosure.
- Conventional Sale: Sell for more than the loan balance and retain remaining proceeds.

Some properties may also lie within State-designated natural-hazard zones (fire, flood, earthquake fault, or seismic hazard areas). Harmony reviews the public Natural Hazard Disclosure (NHD) Report for each property and makes the report available to tenants and buyers upon request.
Licensing & Exemption Disclosure
Harmony Property Management & Lending is not a licensed mortgage broker or lender under the California Department of Real Estate or the Department of Financial Protection and Innovation. All loans are made privately, secured by real property owned or sold by Harmony, and fall within the private-party or seller-carryback exemptions of California law. We do not solicit or originate loans for the general public.
Private-Loan Risk & Documentation Summary
Private real-estate loans, while secured by property, involve risks. Property values may decline, other liens may exist, and failure to make payments can result in foreclosure. Each loan is evidenced by a Promissory Note and secured by a recorded Deed of Trust. Late-fee, default, and foreclosure provisions apply. Borrowers are encouraged to seek independent legal and financial advice before entering any agreement.
